Pricing
We will assist you with pricing your home to sell. We provide a complete market analysis of the most recent homes to sell in your neighborhood. What they sold for, how long they took to sell and what terms were negotiated. These recent sales determine the market value of your home. Most Sellers desire to sell at the highest price in the shortest period of time. But, every Seller's motivation is different. One may want to sell in a week, while another may want to sell in 3 months. The price of you place on your home will determine the length of time it will take to find a buyer. How we counsel you will be determined by your motivation and individual circumstances.
Staging
Preparing your home to sell is called "staging". When selling we want to accentuate the homes positive features and make it sparkle. We will go about getting your home ready to sell the way you would go about getting your car ready to sell. Through our staging concierge,we will help you set up cleaning, painting, pruning, or de-cluttering to make it look like a "model home". We'll help you determine which fix-ups are really important and which ones won't be noticed by a potential Buyer or won't bring you a return on your investment.
Multiple Listing
The MLS, or Multiple Listing Service is the most effective marketing for your home. This is where we notify all of the real estate agents letting them know that your home is for sale. The National Association of Realtors reports that 65% of all Buyers find the home they buy from an agent and the MLS.
Signage
A "For Sale" in your yard is extremely important. The National Association of Realtors reports that 20% of the Buyers come from signs. Your typical real estate company "For Sale" sign tends to blend into the landscape after a couple of weeks. Also, the sign doesn't address what all Buyers really want to know - "how much will this house cost me". We will install an "Ugly White". This sign is hand made and resembles a yard sale sign. It gives the potential buyer an toll free number and a personalized extension to call for more detail information and because of the color, it is impossible to miss. This signage is what you might call "unconventional", but it really makes the phone ring!
Information Box
No one really knows exactly "where your buyer will come from". We don't know if he will see a sign, an ad or a photo on the internet. Therefore, we use every marketing tool we have available to find YOUR Buyer. We will install an information box with flyers on your home directing the Buyer to the internet or the 24 hour hotline to get more information. This flyer will also market our other listings and, in turn, your home will be marketed on other flyers around town.
800 Number Hotline
24/7 Exposure The marketing of your home will incorporate the usage of a 24 hour Hotline. Here Buyers can listen to a free recorded message about your home and leave a message for a return call. This message system lowers the Buyer's barrier of resistance. They really don't want to talk with a salesperson. They just want to get the information without being bothered. The Hotline allows the Buyer to remain anonymous. Thus, he is more likely to call for information he wants and, ultimately, ask to tour your home.
Feature Sheets
When buyers view your home they will come with a computer printout from the MLS with the "nuts and bolts" about your home. We will provide them a full color flyer with photos and all the "bells and whistles" of your home. We want to give the Buyer as much information as we can about your home so it will stand out from the other 8-10 homes they might be touring that day. The more information the buyer has, the easier it will be for him to make a decision without hesitation
Home Cards
Full color business cards for your home will be provided to you to give to anyone you know. 18% of buyers come from what we call "Indirect Referrals". This is someone at work who has a neighbor who is thinking of buying a home. In other words, word-of-mouth. The Home Cards help heighten awareness that your home is for sale. You can give them to co-workers, post them on bulletin boards, hand them out at church or put them in the envelope when you pay a bill.
Weekly Updates
The biggest complaint Sellers have about real estate agents is, "He put the sign in the yard and I never heard from him again." We can understand this frustration. We would feel the same way. We send you an updated market analysis or marketing report monthly, as well as, a phone call weekly to talk with you about this information. You know exactly what marketing we have done and the results it generated. Having this information allows us to decide whether to remain in the same on the same course or shift gears.

NAR stats indicate that 75% of buyers are looking for homes on the web before contacting a real estate agent. And this is growing everyday. Classified Advertisements
While not the most effective means of marketing your home - only about 4% of the buyers come from newspaper advertising - we have trained with marketing consultants learning how to make our advertising effective and profitable. We know how to hit the Buyer's "hot buttons" compelling them to call us for more information.
Negotiating
Finding the Buyer for your home is only the first part. Negotiating your offer is where having representation and someone looking for your best interests is paramount. We must reach to a "win-win" position for both Buyer and Seller, while protecting your best interests and getting the highest possible price. In an age when disclosures seem to multiply exponentially, having a professional on your side is critical.
Inspections
Your buyer will probably make his offer contingent on various inspections - structural, termite, lead-based paint, pool, appraisal and more. It is important that these inspections be completed in a timely manner and not get lost in the shuffle of moving. Our team will oversee all inspections and details to get you to a successful and timely closing.
Closing
We will take care of coordinating with the escrow company to ensure that all of the steps are completed to get the transaction to a successful completion. This includes coordinating with the title search, old lender(s), new lenders, title company, survey, HOA/CONDO, recording, and dispersing.
