Sometimes homes are priced ridiculously low. Either the listing agent is clueless and under-priced the house, or it's a distressed situation (divorce, probate, foreclosure, short sale). When that happens, I call up my A- List Buyers to find out if they're interested in making a quick buck.
Sometimes none of my buyer is interested so I'll buy the house myself. The last time that happened was on 7008 Estrella De Mar in La Costa. None of my Buyers/investors wanted to buy the house. So I bought and re-sold that house for a $180,000.00 profit.
Believe me...after 26 years in the business, I know when a home is a deal!
