If you’re in the middle of trying to sell a house or you were planning on selling your home soon, our apologies for your unfortunate timing. The coronavirus pandemic has created a temporary new environment that encourages people to stay at home and practice social distancing, which is not an ideal environment if you’re trying to sell a home. However, that doesn’t mean it’s impossible.  Here are a few tips for selling a home during the COVID-19 pandemic.

1. Keep Your Home Extraordinarily Clean

This should go without saying, and it’s a home-selling tip we recommend regardless of any viruses going around, but if you’re selling a home, you need to keep the interior and exterior spotless. Clean that outdoor bar-b-q that hasn’t been cleaned in years. Vacuum every corner of the garage floor. Scrub the driveway of any oil spots. Touch up paint. Clean the interior until it’s cleaner than the day you got it!

2. Provide Buyers Painters Booties And Hand Sanitizer/Wipes At The Front Door

After showings: clean your home with specific attention to the coronavirus, disinfecting wipes will be your best friend. Disinfect every part of the home that is touched regularly like the light switches, doorknobs. It’s not uncommon for potential buyers to touch many areas of a home they’re considering buying.

3. Make Sure Your Home Is in Good Condition

Both the mechanical (HVAC, pool equipment) and cosmetic condition of your home play a big part in what your potential buyer is willing to pay for it. Is there any maintenance that it needs? Any cracked or missing roof tiles? Is the pool equipment making any noises that will raise red flags? Is there a crack in a window? These are all questions you should be asking yourself in the home-selling process and correcting these issues can pay off big time when you make the sale.

4. Determine Your Home’s Value

An excellent resource when determining the value of your home is existing sales of comparable properties within one mile of your house and within the past 6 months. A licensed real estate agent can help if you give him/her as much information as you can about the condition and upgrades in your home. Be realistic about the price.  Over-pricing a home is one of the worst things you can do when selling. The better the price of a home, the more activity it generates.  And multiple offers drive up the sales price.

Remember, it’s the buyer who ultimately dictates the sales’ price… not the seller.  Buyers are savvier these days due to websites like Realtor.com, Trulia and Zillow.  Buyers know what your home is worth…they might choose to not preview your home if it’s priced too high.

5. Be Open to Negotiation

Always look at the big picture and don’t be small minded.  We see deals die all the time over small stupid stuff. A $500,000.00 sale dies over a $5,000 request for a carpet allowance.  Or a $1,000,000.00 sale dies over a $12,000 request for a roof allowance. By the time another buyer comes along you will have spent more on mortgage, taxes and utilities.

Naturally, you want to get the most money that you possibly can out of your home. However, your buyer also wants to pay as little as possible.  We recommend setting your asking price a little higher (3% above the CMA) than what you actually want to get out of it and be willing to negotiate the price down a bit if a potential buyer comes in with a lower offer. Set a reasonable rock-bottom price in your mind based on the established sales in your neighborhood.

6. Get a Pre-Sale Home Inspection Report

Having an professional inspection report on hand goes a long way in making sure there are no “surprises.” The last thing you need is a buyer who finds mold, roof leaks, HVAC problems or some other red flag.  Be ahead of the curve and know of potential deal killers.  Nothing about your home should be a surprise to you or your broker.
