How We Keep Tenants Happy and Owners Hands-Free 

Maintenance is one of the biggest headaches for rental property owners. A tenant calls, something breaks, a vendor needs to be scheduled, and the owner has to decide what to do next.

At Rancho Coastal Properties, Inc., our goal is to keep tenants happy, protect the property, and keep owners as hands-free as possible. 

Fast maintenance response matters. When tenants know repair requests are handled quickly, they are more likely to stay longer, take better care of the property, and follow the lease.

Small repairs should not sit unresolved. A minor leak can become water damage. A frustrated tenant may decide not to renew. Vacancy and turnover often cost far more than fixing the issue early.

We require a $500 maintenance reserve for most rentals and a $1,000 reserve for high-end properties renting over $7,500 per month. 

Routine repairs under $500 are generally handled quickly. Repairs over $500 require owner approval unless there is a true emergency.
