The First Offer Is Often the Best Offer.

Many North County San Diego sellers assume the highest offer will come after weeks of showings and multiple open houses.

Often, the opposite is true.

The strongest buyers are usually watching the market before your home even hits the MLS. They know values, have financing lined up, and move quickly when the right property appears.

When a well-qualified buyer makes a strong offer during the first week, many sellers reject it hoping something better will come along.

Sometimes it does. Many times it doesn't.

As a listing sits on the market, buyers begin asking questions.

What's wrong with it?

Why hasn't it sold?

Will the seller take less?

The result is often fewer showings, lower offers, and more negotiations.

This doesn't mean you should accept the first offer you receive.

It means you should evaluate every offer carefully based on price, terms, financing strength, contingencies, and timing.

The best offer isn't always the highest offer.

It's the one most likely to close.

A successful sale isn't measured by the offer you accept.

It's measured by the transaction that actually reaches the closing table.
